Dealing with Seller - Advice please.

Hi all,

I am putting my house on the market next week and plan on selling privately.

I have a solicitor in place to deal with all the legal aspects but am a bit anxious about dealing with potential buyers. I have price in my head but wondered what the best etiquette is for that sort of thing. I take when you take calls try and get them interested in a viewing and do viewing.

I thought if I did (fingers crossed) get offers the best thing would be to not react immediately but say I would consider it and call back within a day with an answer? Does that sound reasonable? :confused: Obviously all going well, i would accept and pass details of my solicitor and let mine know.

I suppose most of it is common sense but wondered if anyone had any advice they could share?

    firstly i would always get the viewers full name, address and phone number on the phone before offering them an appointment to view; always have someone else in the house with you during a viewing; maybe produce some "details" like EA's do for them to take away; have a "check list/form ready to fill in about them - what position are they in - house on the market, already sold SSTC, FTB etc etc ; do not make a decision there and then if they offer you a price - say you have to consult a partner; get their solicitors details. good luck

    Agree with all clutton's comments.

    Lawpack publish a very good guide to selling a home which covers all aspects of preparing a home, marketing, staging, setting the price, arranging viewings, negotiating, dealing with offers and solicitors etc. Its very comprehensive and covers private advertising (newspapers), internet advertising and dealing with agents.

    Its called "Sell your Own Home" - WHSmiths stores and Tesco online legalstore sell it or you can get it from the Lawpack website direct. Cost is about £15.

    Got to admit that I am seriously thinking about selling myself next time I move.
    We moved about a year ago, the guy that was buying the house phoned the estate agent on the day of the move to ask if he could pull out as he was on holiday in india. Turns out he had not paid enough deposit to complete which left me and my family in limbo, and a lorry load of funiture on my driveway. This has just taught me that even when you do use estate agents moving very rarely goes without any hitches.

    last time i attempted to sell my home i got SO stressed, that i vowed that next time i would have a "weekly viewing" - 2pm- 5pm on Saturdays. Thus i will only have to tidy up/clean/tear my hair out once a week !
