Grrr Another Problem!

Hi

For those of you who have been following my house sale I have just had another b***** bombshell!

Anyhow quick recap:
  • In September I moved from the area so house vacant and put on market
  • Got a buyer in November who was a cash developer agreed at £5K under asking
  • After much toing and froing he finally confessed to the ea that he did need a mortgage
  • needed loads of stuff for this mortgage such as letters from water company proving connection (bills were not sufficient etc)
  • we had agreed the reduction in price for a 28 day exchange and completion
  • after 3 months, EA stopped returning calls etc and within a week the buyer had decided against the purchase so 3months wasted
  • early March got new buyer in chain agreed on a price £8k below asking and dropped by a further £4K after survey (although this is slighlty suspicious as she refused to let anyone see the survey)
  • her buyer was also a developer (not the same one!) and had to have loads of surveys etc as he wanted to turn it into flats
  • her buyer went away on hols for 4 weeks so delayed everything

Got to beginning of this week (for the last two weeks my EA had been refusing to return calls so suspicions were high). Due to FINALLY exchange on Friday and was told on Monday that my buyer has decided to buy a house down the road as it is cheaper.:mad:

ARGHHHHH I feel so annoyed and hard done by, after all I was waiting all this time for HER buyer!!! Also annoyed with EA as they seem to have a knack of going very quiet just before this happens.:rolleyes:

Have now decided to dust myself off and move it to another agent as I don't trust my current EA one bit. Just don't know what to do as have now been payign a mortgage and rent for nearly a year and financially it is becoming increasingly difficult.

Have I just been unlucky - any ideas anyone???:confused:

    Your EA doesn't return your calls? You've been very patient with them, if it were me I'd have sacked them a long time ago.

    sympathies to you.

    I would look at nethouseprices.com or similar and see what houses like your have been selling for. The move to a new agent and price very realistically to sell. Sign up with a new agent on the basis that they only have sole agency for so long then you will move to, or add, another agency.

    No upper chain, vacant property at a realistic price should be an estate agents dream.

    Thanks for all your support!

    All of the other properties in the street have sold for 20K more than mine but there are quite a few HMO properties which I guess makes a difference.

    Suppose I've just been unlucky but the annoyance I feel for my latest 'buyer' is amazing. Guess it's time for a large glass of wine!!!

    I sympathise for you Poodlecrazy, I really do. I'm selling my property & am worried about similar things happening to me (hence my other thread about playing buyers at their own game).

    It's awful, all the waiting, you feel like you're in limbo, when all you want is to settle & move on with your life, & not have this constant uncertainty/worry floating around your head. Whatsmore, EA couldn't give a monkeys.

    Is is reasonable/realistic to say to a prospective buyer "I want a deposit of X% & I'll take my property off the market & agree (in writing) not to accept another offer"?

    Hi!

    I'm not sure if you can ask for a deposit to take off the market, although that sounds suspiciously like an exchange and I think most buyers would shy away from that. I have considered putting the property up for auction to take away the uncertainty as at least it would then be signed on the day, but as it is in good condition and is a 'standard' property it wouldn't really be suitable.

    Oh well guess I'll just go for a fresh start with a new EA.

    PJD - good luck with your sale, I think I have been particularly unlucky to have it happen twice (even my solicitor thinks so) but my only advice would be to push the estate agent harder and when they start doing all of the delaying jump on it, daily if necessary.

    Let it be a lesson to anyone considering buying or renting before they have got rid of there old place first. It seems to me to be quite a common thing now. At one time it was considered financial suicide.

    Unfourtunately I had no choice due to job location (I simply could not cope with a 6 hour round trip daily!).
