No confirmation of mortgage discharge- moved in 4 weeks ago

Hi,
After chasing our sol. to find out why we've had no confirmation from the land registry about the house we completed on 4 weeks ago, we've just found out that the vendors sol. still hasn't confirmed the 2nd mortgage has been discharged. We knew there was only just enough cash to cover both mortgages, and that the 2nd mortgage company (welcome finance) are not exactly efficient when it comes to paperwork, however 4 weeks seems ridiculous. Has anyone else had experience of this? And should we be worried?

I wouldn't worry about it as it's your solicitors responsibility to ensure all the charges have been paid in full... they will have the settlement figures in writing and would have sent this amount.. otherwise the completion would not have happened.0

Some mortgage lenders take absolutely ages to send discharges through once they have had the money. So, sorry, it is a common problem.
A few years ago one major lender was a national joke amongst solicitors and most Land Registries automatically gave us time extensions when we told them who it was. They have now improved their act so they don't stand out any longer as a problem.RICHARD WEBSTER

4 weeks is NOTHING! As Richard says, some mortgage lenders take MONTHS to send discharges to LR! The ony problem now is that if discharges aren't lodged at LR then applications are completed under "Early Completion" which basically means old charges are left on the register even though a new proprietor may have been registered! Such charges remain on the register until LR receive evidence of discharge.0
