Time between Exchange and moving in

Hi

In the middle of a chain and person buying ours looking to exchange end of nov and move in soon after that. The people in the place we are moving to won't be out till dec 11th.

I'm waiting to hear back from our EA to see if vendor can move out any quicker.

Does anyone know if theirs any sort of holding period between exchange and actual move. I know its only 11 days but just think I need to put my mind at rest with some advice.

    What do you mean by "holding period"? In a chain everyone should exchange simultaneously (or as near to as is possible) and then same on completion (moving in) day.
  • Well person buying ours wants to exchange end of Nov and complete asap afer that.

    We don't have an exchange and completetion date yet from people we are buying from (speaking to EX today) but vendor has told us they hope to move out on Dec 11th

    Just don't want to be in a position where person buying ours wants us out and we haven't got anywhere to move into.

    I would have thought our solicitor would handle such a problem and delay the move in date of the person buying ours

    Completion dates are a bit of a nightmare, as if there is a chain involved you all have to agree a mutually agreable date, which if some people are awkward can be a bit of a nightmare. Quite often there is one person who screams the loudest who gets there way, but at the end of the day it has to be agreed with all parties, with reasonable people there is give and take and a compromise is sorted, ie if your buyer wants to be in asap, and the people you are buying from want to move second week of december a compromise between the two might be reached, dont worry, just get the agents to negotiate a date, and tell them when you would like to move, and see what can be sorted. Good luck, on my last sale, the people buying my buyers house were a pain in the provobial, they wanted one date only or they would pull out, then bent over backwards to do it, it involved packing the whole house up in a couple of days, then they changed their minds, and again only one date was suitable, by which time I had packed up and arranged a rental.
