Planning permission

Hi,

I have put an offer forward to buy a repossessed property in Birmingham. My offer has been accepted. After the valuation, I found out that rea kitchen was extended and I need to find out if proper planning permission & building consent was obtianed.

I have contacted the estate agent but the bank do not have that information. Is there any way I can find this information?

    Yes ring the council planning dept with the address and postcode or you may find it online as some councils have an online planning portal which you can search. Then go to the council and get copies of the relevant documents. They are normally very helpful.

    it would be in the searches if it had pp and building regs

    if it isn't, have a full survey and buy an indemnity policy.

    hi. we made a simple phone about the repo we bought to the local council, about an extension. they were very helpful. they also stated that if the extension was long standing they would not get involved even if no building/planning permission had been granted. as it turned out it had building regs passed in the 80's

    Thanks for the reply. I know it is solicitors job but as its a repo property, they only gave me 28 days for completion. Solicitors can be slow.

    Anyway I have phoned Council today, 1st call made no record, tried the 2nd time - details found, extension to room & kitchen done in 1974. Planning cert etc was archived.

    Just a update.

    Council sent me an email today stating they do not hold any planning permission for the property. They have searched a wrong add and gave me the infor.

    I also spoke to my solicitor and he hasent't found anything during his searches aswel. He said indemnity policy will only work if we know year of built. He will now be writing to the other solictor to see if they can supply any details.

    Not sure what to do.

    hi starM with our repo the council told me planning permission may not have been required it was the building regs that we got the information about. it took them a few days to get back to me as it was kept in the archives. at my local council planning and building regs are two seperate departments.

    Hi, I hvae rang Building reg section of City Council. They do not have a record of any building regulations for the property I am buying. They said they can only look back to 1990. Records before 1990 has been distroyed.

    Hi,

    Completion was done by end of December. I had to do a further survey on the property which confirmed that the extension was done over 6 years go. My solicitor said at that time he will be doing an indemnity policy which will be paid by the other party.

    Do solicitor send a copy of the indemnity policy or is it stored somewhere else?
