    at the end of the day its fairly clear you want to buy it.

    Dont listen to a couple of sceptics like me.

    However, meanmachine is right, I would be exceptionally surprised anyone would pay that sort of money in Kilburn, renting or buying, but there you go.

    I was looking to buy a 2 bed with gardn in west london...now found somewhere...I think foxtons sadly way over price then reduce 20k after 6 weeks from watching their website in my area....

    I think for the area you wouldn't want to pay asking price for that flat altho v nice

    Looked at that floorplan again. That 2nd bedroom is a pathetic size and an odd shape.

    I'd leave well alone.

    The W Hampstead one sounds like a better bet. You can slowly do it up to your tastes - provided that's something that appeals. Wampstead also has anice middle class vibe to it too.

    S'up to you man, but I'd never even look at a Foxton's place. Everything seems at least 50K overpriced to me.

    For that sort of money you could get something a whole lot better in South London - it won't be central London but Kilburn isn't central London either!

    For £290K you can have my neighbour's flat - two beds, bathroom, private garden and cellar in a conservation area, cheapest council tax in the country and 12 minutes from Victoria. Shame it's not on the market just yet or I'd pm you the details!

    I'd quite like to live north of the river but with a small budget I'm staying where the bargains are ;)
