No Building Regulations

Hi All,

Just in the process of part ex - want us to be in by 18th Decemeber.

I had an extension on my current property 3-4 years ago (kitchen) stupidly didnt get building regs. I know this will be an issue in the sale and that I can get an indemnity policy but have no idea how much these cost and am completely panicing that it'll throw my budget out (which is very tight).

I cant find any info on the net as to how much they are - anyone able to enlighten me?

Thanks

H

We had to get one when we sold in 2004. I can remember how much it was but it was not alot. It was somewhere between £80-150. I supect someone who has had one more recently will give you a better figure.

It will depend on the value of your house but a couple of hundred pounds or so will do it for the average house.

  • £200 will get you cover for a £500K property with Guaranteed Conveyancing Solutions and cheaper properties will be significantly less. I can get £200K cover with Legal & Contingency for £45! It will depend on which company your solicitor mainly uses.

As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.
