            Thanks for all the replys people, you've been really helpful. Hopefully the remaining housemates and myself can come out of this without significant financial damage. We appreciate the help you've provided, and if theres anything left to add, please do so; I will check back every few days to see if anything new has been added.

            Why are the remaining tenants more responsible for finding a replacement tenant than the outgoing tenant is?
Because he can simply disappear and have nothing else to do with the house - not return calls, change mobile numbers etc, but the staying tenants have to cover the extra costs of his departure until any new tenant is found.0 -

            Yea I figure. One of my housemates claims to have had a call from the bailer the other night saying he's paid this months rent the previous day by bank transfer. The woman I talked to at the estate agent wasnt aware of it, but told me to ring back in a couple days so that the payment could clear and she'd ask the accountant. Somehow I dont think he has though...
EDIT: Too good to be true. Called the LA yesterday to confirm that he had infact paid and they had no idea what I was talking about (other than my previous mention of it), and neither did their accountant. I can't believe that ba$+ard lied to us!0
