Do I need a new AST signed?

Hi hoping for a bit of advice , I have tenants in a property they signed a AST for 6 months in Aug 08,I didnt get a new one signed as was told you don't need to they just go onto a periodic tenancy,I have just increased the rent and was wondering if I now should get a new one signed with the new rent on it?If so do I just start it from the date I increased the rent? Thanks!

So.... how did you increase the rent??? Section13 notice (Housing Act 1988) etc?? If not it's probably an unenforceable increase....
You should assume your tenants are reading this thread...

Hi,thanks for your reply ,I did increase rent using section 13,I just really cant work out if I need a new agreement signed or if you just attach the section 13 form to the original AST? any advice would be appreciated!:T I love the cake :T0

If you want a new agreement signed, this will commit tenants for another 6 months. They may prefer not to sign and leave instead. You are better giving the notice and accepting the increased rent payment as acceptance from the tenants - or giving notice if they don't stump up.Hi, we’ve had to remove your signature. Hi,rent increase was no problem to the tenant as they get housing benefit and we do not charge the full amount that they are entitled to, they want to stay as long as we let them! but should we get a new agreement signed for our benefit or are we just as protected with the periodic tenancy??:T I love the cake :T0

The only benefit to you of a new tenancy is that you have an assured tenant for the next 6 months. The downside is that they may not want to commit to 6 months, so leaving and leaving you with no tenant.
