Cost of refurbishing flat

We have just viewed a first floor 2 bed flat in our road which is on the market for 85,000

However, It will need a total refurb. Any ball park figures for the cost of the following;

Electrics to be rewired and brought up to date
Back boiler removed and combi boiler installed
Kitchen removed and refitted
Bathroom 3 piece removed and refitted with shower over.
Dreadful polystyrene tiles stuck to all ceilings.
Decorating all through

THis is quite a large spacious flat with hallway seperate kitchen, Bathroom, 2 beds and a large lounge dining area
Built post war ex LA

I know it is difficult without actual measurements of the flat. But what realistically are we looking at and how much should we offer

    Anything from £7000, if you do some of the work yourself.
    If all depends on the quality of the fittings & size of the kitchen.

    No............you can get a cheap kitchen for £700.
  • Phew you had me worried there. So about 7,000 all in that sounds more reasonable than I thought it would be, hubby thought 10,000 plus

    That's what i was thinking, £7000 sound optimistic.

    I would have thought based on works i have done about £12000 in total ( i live in London) that is sticking to a tight budget.

    Back boiler removed and combi boiler installed £2350 (inc other plumbing)
    Kitchen removed and refitted £1400-£2400 - depending on size and no of units
    Bathroom 3 piece removed and refitted with shower over.£1300 (inc tiling and plastering)
    Dreadful polystyrene tiles stuck to all ceilings. £1500 - all ceilings skimmed
    Decorating all through £300-£2500 - depending on paint only / wallpaper etc

    Total min = £7150
    Total max = £12350
    There is a big difference, you need to make up your mind at the start and stick to the plan.

    The fact the property is a flat may cause problems- concrete ceiings may prevent a rewire (if there is no conduit). The ceilings may require to be lowered, plasterboarded and skimmed.

    Concerte floors may mean adding a floating floor for all the cabling and central heating pipes.

    Take care when planning the sequence of works as well.

    What they will take for it is not their price minus the cost of tarting it up to how you want it. That's not how it works.

    If it's truly dated, that will usually have been factored into the price; others might have the materials/skills to be able to do it up for £2k.

    I would suggest it will always cost more than your estimate. The budget will grow, depending on the quality of fittings you choose and how savvy you are when selecting tradesmen. Viewing "homes under the hammer" may show you how some can work miracles with a meagre budget whilslt others can spend a fortune.

    Do not under estimate the stress
    a total refurb
    will involve, particularly if you intend living there whilst the work is carried out.
