Dealing with an Agent to find rental property
I was just going to look for a private landlord, but now will consider going to an agent.
I havent got a very good credit rating but loads of cash in bank from the sale of a house will this make it very difficult?

No paperwork is needed initially.
When you make an offer, they will expect something like a work payslip copy, an ID document, a proof of address and for you to fill in a sign a form with some personal and offer details.
If you have bad credit that will make it more difficult, but if you can offer several months of rent upfront that will remove most of the difficulty as then the credit risk is removed for that amount of time.0 -
Contact your local LL association and bypass the LAs - an experienced LL who self-manages his properties will have more flexibility. References and a deposit vital.
Have a look at the sticky for new renters up at the top of the board for things to look out for..
Paying 6 months rent upfront not recommended (whether LL direct or via LA) unless you absolutely have no option.0 -
What about self employed no payslips?
Also fed up with having to pay 150 finders fees etc, also they want you to pay for your credit check.
Is there any way to deal with agents and get a good service that the customer is happy with at the end?0 -
If you have a poor credit record and are self-employed without a few years of submitted accounts, then you may be asked to provide a guarantor or pay 6 months rent in advance.0
