There's no real difference between HIP packs, they all have the same stuff in (incl energy cert). The best are the ones which come through the quickest. I found hips4u gave a good quick service (I paid extra for express service mind you) - turnaround took about 5 days.
Cheapest - dunno there are so many providers. Online ones tend to be cheaper than estate agents though.0 -
do a search for 'HIP' on this forum - this has been discussed at length several times!0

At what stage can I ask to look at a HIP for a house i've viewed? are they readily available upon request to any house viewer?0
-
You can ask anytime.0

You can ask before you view. It must be available when the property is marketed. May be a cost if you want a copy but should be free to look at either on screen or a master paper copy, at the agent's office.0

Green Homes did our HIP and were very quick (made us marketable in 3 working days) and we thought good value. HIP packs don't need to be completed before the marketing begins as long as the EA has confirmation that one has been instructed when it goes to market. Roughly takes 2 weeks and prices vary. I used abodeHIPs.co.uk as they have a conveyancing package bundle that I also took up.
Buyers can request to view it at anytime whilst its being marketed, but often only required after a viewing and the buyers are genuinely interested. HIPS are compiled online and can be accessed via the suppliers website, or a final copy is created as a PDF document to be sent to EAs. Some EA's just want the EPC part for their advertising.
EA's will only charge buyers for hard copies and postage if specifically requested, otherwise its normally viewed electronically.0 -
If you are selling a property with an unregistered title or two titles or a shared freehold flat or a house where you bought it leasehold and then later bought the freehold there is unfortunately a potential for cheap HIP providers not to check or understand what is happening and miss something out. You are then better off with a solicitor or licensed conveyancer who would know how to deal with these points.RICHARD WEBSTER
As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.0 -

Quite, cheap packs are fine with simple houses but you get what you pay for.0 -
It is a legal pac, so use a law firm who know what they are looking at.
Their outfit is bricks and mortar and who are not fly by night internet companies. Try getting them to correct a mistake.
My form do them same day (yes) or within 72 hours max. Title is instant online, so is taking telephone intructions for the PIQ. The EPC we have chaps out the same or next day. £299 all in.
The unregistered title can follow in 28days, as can a lease, but so many cheap outfits never follow it up, so your HIP is poorly done but you paid full price. My posts are just my opinions and are not offered as legal advice - though I consider them darn fine opinions none the less.:cool2:
My bad spelling...well I rush type these opinions on my own time, so sorry, but they are free.:o0
