Part Exchange?

My house has been on the market for a year now. I have changed estate agents a few times to try and get a fresh sales approach and have reduced the price until I can reduce it no more. I am desperate to sell now and am seriously considering looking at new build homes in order to part exchange. I am expecting my first baby in April and really want to move before then. Does anyone have any pros/cons for doing this?

I think the main thing is the builder will give you an even lower value for your home (as they will want to sell this on quick). It will also mean you will have little negotiation on the new houses price.
BUT if the figures add up for you i would say go for it!0 -
I've done part-ex recently and found it a good process. Low stress, guaranteed chain with all selling agents fees taken out of the equation.
As mini bear says, the builders may offer you a low value on the part-ex and not negotiate the price on the new build, but you don't have to accept. I held out for a few weeks and although they wouldn't drop the new build price that much, they did increase their part-ex offer to full market value.0 -

God I hope I don't have to resort to this. I have been on 5 weeks with over 20 viewings and no offers. I am already demotivated!
I would go for it as long as you like the house and the new area.0
