    The R-a-R industry must actually be starting to get quite worried about this. The ASG website now includes a 'mortgage friendly guarantee' page which claims that a shedload of mortgage providers love them .... :blushing:(http://ashadegreener.co.uk/mortgages/):blushing: .... and includes the following text ....
    "Any of our customers, or any potential purchaser of a property with our free panels, will not have any problems raising a mortgage or remortgage from any of the above lenders because of our lease. We are so sure of this we will guarantee that we will BUY any property from the customer (at the market value – no less) should this situation ever arise. " .... :rotfl:
    ... don't you just love 'headline' statements - I'd love to see the detail on how they actually establish 'market value', however I'd be almost certain to be correct if I were to assume that the value wouldn't be based on that made by independent valuers which I would have access to ....

    Whilst looking at the information available there seems to be another page which covers many of the issues raised on this site and elsewhere in a very carefully worded way ... (http://ashadegreener.co.uk/myths/) ... check it out for yourself, but read the wording, establish why the wording was used, then think of what each point actually does, and more importantly, doesn't say ...

    According to Property Bee, the Barnsley bungalow with the ASG panels is now "Sold STC" - after two years on the market. If the sale goes through, it will be the first ASG property that has actually sold, I believe.

    That conflicts with information on the ASG website in FAQ
    Many of our customers’ homes have already been sold with our free systems
    in place without any problem whatsoever.

    ... considering the 'mortgage friendly guarantee' - I wonder whether ASG bought it .... ;)

    Thinking about it .... if it's correct that the panels do devalue a property then such a guarantee would involve purchasing at a deflated value after which the R-A-R scheme operator could remove all of their own charges against the property and then sell the property on including an owned system .... great potential for an additional profit centre .... :D .... all it needs is someone to come up with the idea ... ;)

    Somewhere earlier in this thread the ASG spokeswoman was asked to give an example of a house that had sold, and she nominated only the Barnsley bungalow. That's the impression I got, anyway - I stand to be corrected if wrong.

    It is of course "Sold STC" - subject to contract. So it will be interesting to see if the sale actually goes through, and at what price. Asking price has come down from £204,500 to £199,500 to £189,950.

    Guess what? Just checked Rightmove again, and it's back on the market! Status changed from "Sold STC" to "Available". Surely not a problem getting a mortgage?

    The Estate agent still has it as sold subject to contract

    Probably because it's the weekend, and they have to wait till the bloke who knows how to change their website comes back in to work. The Rightmove entry was changed at ten o'clock last night (Saturday) - presumably Rightmove runs a 24/7 operation.

    Maybe he's in for a surprise after the Bank Holiday. Difficult to believe that those panels, along with the total lack of any income stream from them, isn't affecting the sale.

    ASG are very careful to state that their lease meets the requirements of the various mortgage lenders - and I don't doubt that is true.

    However that doesn't mean that their panels, and hence a restrictive lease, might deter lenders - especially in these days when it is difficult to get a mortgage. Or they could make one of their cheaper mortgages unavailable.

    I am no fan of RAR systems, but it is difficult to think that not one of the 10,000 properties with ASG systems hasn't been sold in the past two years. Also making such a statement(that many customer's homes have been sold) if untrue, would get the firm in deep trouble.
