  • N5 is Highbury not Canonbury however is still a nice area if closer to Angel as opposed to Finsbury Park! Sounds like a lot to me. I have a flat in a nice part of outer East London I am trying to sell and the prices are similar to late 2006 at the moment. I would definitely offer 365 to start with and work up.

    In my street of around a dozen houses of identical build, the prices for sold properties vary wildly because some have an extra bathroom fitted, period features, landscape garden and a conservatory, for example, while others are very much in need of complete refurbishment and upgrading.

    My property shows a landregistry price around 80k less than its value given by estate agents because my partner was happy to transfer it into my sole name when our relationship ended at the price we paid for it some years before. I intend to sell it next summer and I shall ignore any silly offers based on someone's glance at its historic sale price while ignoring the refurb that its gone through in the meantime.

    You'll know if its worth it when the valuation comes back after your offer has been accepted and it matches, or if it has so little interest, the EA drops the price.

    Thanks for all of your replies.

    I guess I can only know if the offer's right by putting one in! As we're still in the early stages of looking, I suppose it won't be the end of the world if we go in too low and don't get it.

    I'm thinking at the moment that I'd start around £365-370. But I'd better not get too carried away - I haven't even viewed it yet!
