    If no woodworm or damp present then these treatments would seem to have been successful. House wiring checked 25 yrs ago isn't helpful, was it actually rewired then. Although a rewire may not be necessary, if it is look at spending around £2K.

    It's clear that a previous owner has spent some money on house but did not rectify the most obvious problem.

    really like the house - is that really that helpless?

    If a surveyor friend says walk away..... you have a professional opinion from someone who knows you and is a disinterested party.
