Bristol areas - Bradley Stoke, Yate, Downend

Hi, I've been looking at properties in Bradley Stoke area of Bristol on Rightmove. I noticed the Bristol Finton Airport is close. Do people who live in the area have too much noise from the airport? Is the airport traffic busy?

Bradley Stoke doesn't seem to feature in any lists of "rough areas of Bristol" - would you say it's safe?

What are Yate and Downend like? How long does it normally take to drive to Bristol city centre from Yate during a week day (outside the rush hour)?

I'll visit the areas soon to see for myself but it would be great to know other people's opinions as well. Thanks.

I don't know. I did hear though that Bradley Stoke was renamed "Sadly Broke" in the last house price downturn because of the number of repossessions... which is funny in a way.

See the programme in 1995 if you're vaguely interested: http://www.bbc.co.uk/mediaselector/check/bristol/realmedia/092007/bs_panorama?size=4x3&bgc=C0C0C0&nbram=1&bbram=1

As far as I am aware Filton is still a non commercial Airport and although they have a 24 Licience they only tend to operated between 6:30 & 20.30 Mon - Fri and 9.00 - 17.00 on weekends. I haven't lived their personally but I have family who live in Bradly Stoke and they have not had a problem with noise.

Both Downend and Bradly Stoke show on Avon & Somerset police as areas with average crime. They are not what I would personally think of as a rough area of Bristol.

According to the Bradley Stoke Journal it is a 'low' crime area (at least it was in January 2009 - seems to have moved up to 'average' now).

Google for "Bradley Stoke ranked as low crime area" to find the article.

I used to work near Bradley Stoke and its a pretty soulless modern housing development. I guess it depends on what you want, its quite a way out of the city centre but handy for the M4/M5.
For every complex problem there is an answer that is clear, simple and wrong.
  • I live in Bristol and have recently bought a house.

Bradley Stoke is a big new-ish housing area. You can get nice big houses there for not too much cash, but it is a bit of a trek from the city centre.

Filton - it's a small airport next to the MOD and the post office depot. I suspect they use most of the services, and I think Rolls Royce, which is also in the area services the craft, so I don't know if that would affect the throughput.

Traffic to the city centre is pretty bad, I think I read somewhere that the average speed is similar to that of London, but if you're working in the area I would say Filton and Bradley Stoke are ok to live in.

Areas I wouldn't recommend are Kingswood, St George, St Paul's, Montpelier, Easton (all a bit rough), and Brislington (the traffic to the city along the A4 is terrible)

Good luck with your house hunting
  • I live in Bristol, In knowle, which is considered one of the bad areas of bristol, but our area of knowle is really nice, and Ive never had any problems here! Even the so called bad areas in bristol usually have good parts..
Although st george has a bad rep since Ive lived in bristol, its just got better and better, really nice old houses and can get quiet a lot for your money, and its closeish to the centre. EA's would call it up and coming, and I truely think it is...

Bradley stoke is not my cup of team, its rather souless... its all newish houses, and has no nice little shops or interesting areas near it really...

Yate is about 30 mins ish to the centre on the good day, but its pretty close to north bristol ie. aztec west, cribbs causway and also frenchay hospital. so it does have good access to places of work....
It is quite nice, its pretty much its own little town, and has some nice houses. you can do most day to day things without coming into bristol.

But as with bradley stoke its a nightmare to get anywhere near the centre at rush hour!!!! The M32 and ring roads are just unbelievable between 8-9am and 4.30-6.00ish.

Downend is really nice, has nice houses and even a river near by, but is slightly more exepsnive than the other areas, and it is surrounded by staple hill and fishponds, both of which have some dodgee areas.

Ive lived in bristol for quite a while and know the areas pretty well, as I work all over Bristol.. and I think I went round most of them before I brought my house, so if you want to ask any questions about anywhere... you can message me :)

    good luck.

Thanks everyone. I'll be working from home so rush hour traffic is not much of an issue for me. We're looking for a 4 bed detached family house with garage and off street parking for 2 cars so I suppose the soul-less areas are exactly what we're looking for. :-)

Glad to hear the airport is not a problem.

More comments/opinions especially from people who know Badley Stoke and Yate is welcome. Cheers.
  • I would move to Frampton Cotterell or Coalpit Heath. Lovely villages with local shop, post office and quite a few pubs and very good shcools, churches etc.
It is in between Bradley Stoke & Yate. I personally wouldn't want to live in Bradley Stoke (mind you there are alot of areas I wouldn't want to live in in Bristol!), its a massive housing estate. For the record I have lived in and around Bristol all my life:j
  • Bradley stoke used to be rubbish , but now its pretty good.

It has (newly built) a leisure centre, Shopping mall, Library & secondary school.

If you want to live in a safe low crime area, with better facilities than most other areas its about the best choice.

If you want to live in a more "Coronation St" style environment then it wont be for you.

Downend is nice , generally more expensive than Bradley Stoke.

Yate is like 3 different towns in some ways , its practically attached to Chipping Sodbury which is a lovely little town. The next bit is exactly the same as Bradley Stoke , typical new development. Whats lets Yate down is the horrible council estate in the middle.

You could also look at Winterbourne, Stoke Gifford & Emersons Green I guess.

Yate is about 10 mins away from the Bath junction on the M4.

The Airport is used pretty much daytime only , and mostly by small planes, although are some freight planes that use it. Its very highly regulated.
