LHA - how long before first payment arrives?

    I think this is whats happening to me, applied about a week/2 weeks ago got a letter today saying it get a payment on monday.

    I sold my house and paid off a private mortgage with only a few grand left.

    When I apply for LHA the form asks for last address and did you rent or own. So I say I owned but sold and paid off mortgage. I have proof from solicitor and bank statements to show I havent got much money left.

    Will it make it too complicated and dificult for me?

    If i remember i had:

    Proof of identity-birth cert and driving licence
    Proof of address-recent letter
    Proof of NI number-used dwp letter
    Proof of income-ESA letter (and my dla one?)
    Proof of rent/tenency-Tenency agreement
    Proof of savings-2 months bank statements

    and i think that was it, there should be a list at the back of the form, i just took it all in and they scanned/photocopied it all there and then, took about 5 minutes.

    Its all going to be on your form for Housing/Council Tax Benefit.
    The prev poster has given a nice list:
    Proof of identity-birth cert and driving licence
    Proof of address-recent letter - This can also be a signed tenanct agreement, different LAs have different controls, but its reasonable to expect that a customer wont have a utility bill if theyre applying 2 weeks before moving in!
    Proof of NI number-used dwp letter
    Or a tax credit letter, wage slip, P60 etc.
    Proof of income-ESA letter (and my dla one?)
    Or 5 weekly/3fortnightly/ 2 monthly wage slips depending on your pay cycle.
    Proof of rent/tenency-Tenency agreement
    Or rent proof form completed by your landlord if accepted by your LA
    Proof of savings-2 months bank statements
    Make sure you have 2 months statements for all account held. The clearer your information the quicker your claim can be processed.

    Yes, also stamped and dated prints from the bank are accepted in some LAs.

    Your tenancy agreement really should suffice, often a claim can be assessed with a further month to provide this if its really necessary.

    You need a Local Authority that deals with claims a certain way, usually with people assigned to new claim, change of circs, redeterminations etc, so that new claims can be whizzed through or pre-assessed as complete. Also you need to hold your fingers, toes, legs, eyes and nostrils crossed...


    The trouble is a lot of Authorities have a huge backlog, especially with the current employment climate, claims are on the rise. Some authorities have weeks backlog, some have just 7-14 days... it depends where you are and what their procedures are as each council is different. The key things already been mentioned, give them EVERYTHING!

    Yes, just provide them with every possibly pertinent detail you can, a letter shwoing the house is sold and your bank statements and perhaps a note from yourself to explain your capital from your house sale.

    Will it make it too complicated and dificult for me? No, not if the council and assessors have their bottoms in gear, it sounds relatively straightforward.


    I would say put a claim in before you move! Get that request to claim in before, when you know youre going to sign for it, often a claim can be processed right through and all they need is your moving in date and rent proof and they can go ahead...like i say, it depends on how the council works... best of luck!

  • Hey RDB, havent done it yet as I havent found a flat. Will report back to let you all know. Still have a few more questions which I will post up seperately so as to not be too confusing.
