    But there wasn't an option for what I think is most probable, which is +3% to +7%.

    whatever option i had chosen, i would have been the first user that she looked out for.
    i'm sure there is some exclusion order i can get - something like she can't be near me within 5 web pages or something... can you arrange it please pastures? ;)

    Actually I've just voted for the same option as carolt so I'm stalking her now too :eek:

    I've gone +5-15% on the basis that I now think we're in for a rapid return to peak and stagnation from there onwards. Supply will increase as price rises lift people out of negative equity and they are able to sell again.

    What will increase demand to allow people to pay for the houses do you think?

    If supply is going to increase and prices are going to increase, demand has to increase.
