Making an Offer Strategy

It might be an EA sales ploy BUT an offer from someone who wasn't proceedable (your position, cash buyer or own house already under offer) wouldn't be taken seriously by most sellers, likely to be noted rather than accepted, as they're not really in a position to buy.If this other couple wanted the house, wouldn't they simply make an official offer and explain they will be part of a chain?
If that genuinely is their position then in their shoes I'd probably be looking for a lot closer to the asking price after just 3 weeks. All you can do is make your opening offer and stress how good a position you're in to move quickly. Best of luck, who knows they may want a quick move.Seller told us they are not in any rush to move.....they have another house to move into.

Hi,
Well my attitude is I am not a charity, so do what you can to get the house you want, though engaging the friend sounds a little extreme. people advised us not to go too low in our ofer as it will be a kick in the teeth to the sellers, but i wouldnt have rested if I thought that I could get the house for cheaper. I looked up what they bought the house for and gauged my offer based on that, and the current climate, anyone I knwo who has sold their house lately ahs done so at a loss..so Im tryign low and working my way up. All they can say is no....i0 -

So had the EA put forward your offer? What are the differences in asking price versus your offer?0 -
Sorry for being a bit thick here but can anyone point me in the right direction to read the article mentioned in the 2nd post described as "Chickmug's excellent thread on what to offer and how".
I've done a few searched but can't find it anywhere.
Thanks0 -
