buy to let legal certificates

Hi, Am in process of buying a property to rent. On buy to let prperties do i need 3 certicificates one gas, electric and ecp certificate is that right? How do i go about gettin each of these certificates who would i need to contact, yr advice would be much appreciated.

    Electric certificates are not mandatory though some landlords will arrange them for peace of mind. Compliance with health and safety, including electrical, is a requirement of a landlord so you can't have dodgy electrics or appliances for a tenant.

    See the legislation you have to comply with on the Landlordzone website.

    you get gas safety certificates from a heating engineer/plumber who is accredited. there's a gas safety website where you can check this (formerly it was known as 'Corgi' gas safety).

    Oh, and you need to learn a LOT more. Go to Landlordzone and start reading...

    If you are in the process of buying the EPC than you'd have an EPC available already.

    Read up at the HSE website and the Gas Safe website for your obligations on gas safety.

    You need to be able to show that you have taken due care with electrical systems and appliances in a tenanted property - many LLs do this by getting a property inspection report and certificate done. If you want to let via a University you would be required to have both gas and electrical safety certs, and some letting agencies won't take your property on to their books with out both in place. Anyone renting out a property which would be classed as an HMO (House in Multiple Occupation) will also need to have a certificate to cover the electrics/ Use an NICEIC/IEE electrician.     Have you also checked up on the Tenancy Deposit Regulations?
