Responsibility - exchange to completion.

Can anybody help.My daughter is exchanging with a period of 10 weeks,due to her seller being unable to move sooner, till completion.
The problem she has is that she is wondering who has responsibility towards the upkeep of the domestic appliances,central heating and alarm system.
The buildings as we understand are insured by the buyer from exchange as she has done with her own purchase, however the above items are in the sale price but who has to maintain them,especially since the period between exchange and completion is quite lengthy.She does have a service contract for the central heating but what happens if the washer broke down or a fault on the alarm system developed.The buyer did not have any of these checked out or ask about them by the way but thay are on the sellers form.Thankyou in advance.

    I'm assuming that once you exchange, you are therefore responsibile for the property? :confused: I know it applies to buildings insurance so I guess it would therefore apply for everything else.

    The building and its contents remains your property until completion - the exchange is just a contract that the sale will happen.

    There is normally a form exchanged (forgot what is called) which lists the items being included in the sale and should state if something is non-functioning. Anything on that list should be maintained in the order or better than stated. Anything off the list technically doesnt need to be maintained.

    You can get buildings insurance on a property prior to completion as you have an insurable interest in it as you are bound to buy it irrespective of what happens.
