Haggling on a new build?

Hi
I have seen a new build property on an estate from Persimmon that is nearly completed with only a few remaining homes they need to sell, and by all accounts they would like to get these sold and us moved in by Christmas.
How much % should I go in below at, I was thinking at around the 20% under their list price?
Any advice on the above and the best way to approach this?

Do you have a house to sell? You have a lot better chance of getting a bargain if you're a cash buyer or yours has sold already. If you need to do their part-ex it's trickier.Sarah.

If the salesman doesn't cry when you tell him your price you got it too high..
Cheers!

The first rule of haggling ......
Go in and say "What is the best price you can do this for ?", they will try and avoid answering and turn the question round on you with something like "What are you prepared to offer ?" but don't give up ..
Make them name a price first ....on no account be the first one to name a figure.0 -

The best I have managed to get so far is 10% off and free flooring throughout and that was without really trying.
Any more tips so I can get them down to about 15 or even 20%, the houses are already build by Persimmon and they are pushing for completition and moving in by Christmas as there are only 4 homes left to sell on the development0 -
Which development is this?0
