  • How are you still there if you're lease ended last year? This sounds very iffy. Are you sure he really is the landlord? He knows nothing about the property and is willing to let you stay without a lease. Check with the land registry to see who the legal owner is.

    At the end of an assured short-hold tenancy agreement it moves over to a periodic tenancy if no notice to quit is given by either side. This is quite normal and nothing "iffy" about it at all.

    I think he works along side somebody else but as he's a main contact regarding issues, I was very surprised that he hadn't been there before.

    With regards to the lease, we're on a rolling month by month thing (i'm sure there's an actual term for it!) now, where we have to give one months notice and he does too. I was under the impression that was the norm? We've been told that by several estate agents when we were looking.

    I'm going to write them a letter anyway and ask for confirmation regarding the dog and the rent increase and ask for a new lease. :)

    No I used the firm of solicitors where he works to buy a house about 5 years ago. :)

    Its normal for them to have a bigger deposit but this sort of case isnt very common so i havent heard of an increase in monthly payments before.

    I think it seems a reasonable comprimise and i would personally be ok with it. After all he's letting you have your dog when he previously wouldnt. Result!
