Adding a second bathroom

Need an extra toilet adding ... It could be added under the stairs, but this means violating building regs by having a toilet door straight onto the kitchen. We may be able to get around it by creating a door to the toilet just before a door to the kitchen, but I'm wondering, if we go against building regs what's the worst that can happen? Would it have a bad effect on the house insurance? We don't intend to sell anytime soon.

    Current building regs don't require a second door, provided the room containing the toilet also contains a sink.

    I was under the impression that in domestic properties a second door was needed between a toilet and a kitchen. I checked with the Building Control Dept at my local council and this is no longer the case. So you can have a loo leading straight on to the kitchen now. You may want to double check with your Local Authority. The regs changed a couple of years ago.
    Eat vegetables and fear no creditors, rather than eat duck and hide.

  • I think this changed quite a while ago as when I bought a new build house in 2002 it only had a single door into the kitchen

    The doc says "Any such room or space shall be separated from places where food is prepared." , what does "seperated" mean - just by the one door do you think? Would there be a more recent version of the doc available online ?

    I tried to call the building regs place today but it was around lunch time and no one was there. Will try again tmrw.
  • Are you planning on having a macerator (saniflow or similar) or is there easy access to a soil pipe?

    Separated means just that; by anything you fancy. Usually a door or a wall - I suppose you could have a window if you wished :o

    As mentioned I think it is just one door. At the time my sisiter inlaw put in her downstairs shower room you needed two. She had two for the inspectors coming and then took the second one down when everything was completed to create a bigger dining room again.
