Hi we are the same as you with the S/O mortgage/rent etc! we only have 40% at the mo and are in dilemma what to do for the best at the mo buy more or wait for our mortgage to run out in Aug..either way next year we are clamping down and paying off as much as poss! anyway!
I would also as somone said make a list..good and bad..this should show you the financial gains or losses too..
Is the new property going to be S/O? if so you will still have the rent won't you? if not remember they can be hard to sell..where we are ours personally sold before they were built as we were first in so not a prob everywhere but you have to think ahead..our house (as it is a new build up the rd a rented one is £750 p/month..eek..double ours!)
Also as someone else said why is the house seeming too small? i find having a good cleearout every so often really helps..we have not long done it and the house is fine for us although i am a neat freak! (me, dh, dd and 2 cats and bunny outside!) BUT we do have garage and shed so that eliviates a lot of junk..saying that it is junk!

With two young boys and a small baby having a playroom would make a big difference as it would mean we can keep the lounge kiddy toy free! Plus the mountains of washing and ironing everywhere are a nightmare - a utility room would be fab!
I don't understand this. I don't want to sound cross (Like I apparently often do on here) but you've got kids, so your house will be full of kid stuff. The laundry just needs more organising.
In the dark old days you'd have just got on with it, but it seems Tarquin can't cope unless his pony has 6 acres and a stream to play in.
The bottom line is
If your finances support the move then go for it. If not learn to live within your means.
I really don't mean to come across as a nasty monster but that's just my opinion. Let the kids have some toys in the lounge but teach them tidying up!0 -
Also, there is no guarantee that the vendors of the house you want will accept £165k for their house? Have you calculated the max that you can afford to spend on the property if it is the one you definitely want?
My two penny worth is that your current mortgage rate is very good - perhaps you would do better to either save more or repay more of your current mortgage before considering buying elsewhere. It may be a squeeze for a while but it would stand you in better stead for buying the house of your dreams.0 -
