Bellway Part Exchange

Hello all, new to the site and just wanted to ask opinons of the above really.

I have read the thread thats on here but the last post is over a year old so I wanted some more up to date info.

I left my details at the Bellway sales office last Friday just to find out what they'd offer me for my house on the part ex scheme, I've found the house I want to buy so I thought if they could make a decent offer then it would save a lot of hassle.

I had 3 valuations done myself last week which came in at £100k, £102k, and £114k, the latter was done by an estate agent that bellway use. Now, today I have a valuer coming to the house that bellway have arranged from a 4th agent. Really what I'm asking is has anyone had any experience of this scheme and what sort of offer could I expect based on these figures. Also, if anyone could tell me how long I should expect to wait after todays valuation until I receive an offer from Bellway i'd be greatful.

  • Just a quick update, the valuer has been but they wouldn't tell me what they valued the property at. I don't like this secrecy, why would they do this uless there was something underhand going on, surely I've got a right to know what they value my property at??:confused:
  • Not sure about Bellway as we part exchanged with Barratts but this sounds normal. The estate agents and valuers are not allowed to discuss their opinions with you only the developer. Our offer took about a week to come through and was quite poor. We said no and low and behold they came back with a more than generous offer dependant upon us completing in two weeks which we did.

    Not sure how Bellway are doing in your area but our development is 1/2 Bellway and 1/2 barratts and while Barratts have just completed and moved out, Bellway have stopped building due to increasingly low demand. Haggling may get you a good deal but then again there are many posts on this forum regarding Bellway and their delays in completion.
  • Surely though, if we agreed on a deal and a moving date, they couldn't just stop building my house, or can they?
  • Have heard tales of builders delaying completion of a build for many reasons, for example, when your plot is on the end of a row they have failed to sell. Bellway on our estate have halted a whole section of their area recently only half completed as they haven't sold enough plots, although there is one completed house in the middle of it that is occupied!

    There will undoubtedly be a clause in your contract regarding delays so if you do decide to go ahead read the small print carefully. We part-ex'd on a plot that had been standing empty for a few months so not only did we get a better deal but we had a guaranteed completion date and fewer snags.
  • Well the one we're after is a detached and from what I've seen the external walls are about chest height so it's on its way up. Suppose we'll just have to weight for the offer and take it from there, I just hate waiting!
  • Still not a peep from Bellway, was hoping to hear today.
  • Still haven't heard from the builders, it's a week tomorrow since the valuer was out, does it normally take this long? I'm tempted to ring them but I don't want to appear eager and affect any offers?
