Corgi Guy and plumbers help please - central heating certs

Hoping I can get some quick advice, googling is not helping me much.

What exactly do I need to produce for the buyers of my house to show that the new central heating installation is safe and what does it look like.

This is something H normally deals with. Buyers solicitor is repeatedly asking for an installation certificate but our plumber who we have been using forever says we don't need one now. He has given us both a CORGI and a Gas Safe safety certificate. The whole place has been converted, building control have been given copies of everything and have signed off, however building regs for the plumbing is under a 'competant persons' scheme and they seem to be satisified that is what has happened.

Our buyers'solicitor however is not satisfied. Is there something else that I need?

  • Ask the solictor exactly what he wants.
    If the boiler was notified to building control and you have safety certs then i don't know what else he could want.

    They are asking for an installation certificate confirming that building regulations have been complied with. My solicitor doesn't know what they are talking about.

    The building regs completion certificate we have does not cover the central heating because it was installed by someone qualified, so the expense not required.

  • Your plumber should of notified building control. This is normally done through corgi or gas safe, They notify building control that the work has been done and corgi or gas safe send you a safety ticket. Just get your plumber to renotify through his gas safe reg.

    I just got a certificate for having a boiler fitted, although it was done by a qualified person. It says gas safe register in the top right corner, gives a gas safe register number, and tells me it is my
    Building Regulation Compliance Gas Safety Certificate.
    On the back it gives details of the property address, who did the work, the date and his registration number.
    Came through the post once the plumber had notified them the work was complete.
    All shall be well, and all shall be well, and all manner of things shall be well.

    Pedant alert - it's could have, not could of.

    How long did you wait from installation before that arrived? The installation is brand new about 6 weeks old; I wonder then if there is a time delay.

    Less than that - it came the other day and I only had the work done at the beginning of October. Perhaps it depends how long it takes the plumber to get his paperwork in order?

  • ask the plumber if he registered the boiler. If he says yes then give gas safe a quick ring. They will tell you over the phone if its been processed.

    Hi, DG: Elsien is spot on....unfortunately Gas Safe Register doesn't have a facsimile of the certificate on their website for viewing (CORGI did:confused:). You could also provide a copy of the Benchmark Log. Please note: not all RGIs can self-certify their boiler installations via GSR.

    Btw...the OH now calls himself 'GSR'.

    If I print off that benchmark log can I get him to fill it out for me?

    What does it mean if he is not able to self-certify via GSR? I need something to show BR compliance! I have no idea what is going on - he must have done 10 houses for us and we've never had an issue over BR when selling and have always declared the new gas installation to buyers solicitors :wall:

    Hi...he should have filled out the Benchmark as part of the commissioning (it usually forms part of the installation manual) but better late than never.;) See the Planning Portal for the requirements if your RGI can't self-certify.

    I know from first hand experience that many solicitors are a bit slow on the uptake re: Building Regs.Compliance Certs. for Boilers whilst buyers are becoming more aware via sites such as MSE.
