Small extension to replace kitchen lean too

Hi ALL,
Can anyone give me advice. My boyfriend and i are buying a terraced victorian cottage that has an old single skin lean too which 2.24*2.48m in size. We want to rebuild this to make it within regulations all pipes, water etc are already there where the sink and cooker is. We want to remove one of the internal walls which is load bearing to open it up as a kitchen/dining (with the adjacent room) Can anyone tell me how much would it cost to rebuild this the same size?

We have the same problem with the bathroom on the back of the house again it's an old lean to style bathroom very small we don't have any sizes for this but much smaller than the kitchen would anyone know any potential costs to rebuild this as well

    No one could possibly give you a ball park figure for this.

    Best thing you can do is get 3 local builders to give you a quote.

    and remember, cheapest istn allways best and ask them for a couple of names of people who they have done work for that you could go and see.

    I paid roughly £7.5k for a hipped pitched roofed extension similar in size to that. However, mine didn't need services or any demolition. I had several quotes and all came in very close to the same figure, so I feel confident that was the right price for the job.

    I believe demolishing a load-bearing wall will add quite considerably to the cost because you will need to get structural calculations done in order to get building regs sign off.

    If you are a mid-terrace you will probably find this could increase costs as well because of the difficulty of getting materials on and off the site. As poster above says, the only way to really get an idea is to get some quotes.
