Scotland Building Regs and making 4 bedroom into 3 Bedroom

Hi,
I have a query regarding making our 4 bedroom into a 3 bedroom to make 2 small bedrooms into a more manageable single room.
House is a Timber Framed detached house circa 1995.

Dividing wall is not load bearing and requires a minimal amount of work to remove.

My question(s) are:
1. Do I require local authority consent before removing the wall? If so could anyone point me in the right direction as to what the process is.
2. What folk should I inform after doing the mod? i.e household insurance/council tax?

  • You may or may not need a building warrant.

    You need to comply with the regs in place at the time you apply for the warrant.

    Check with your local authority and WRITE. You will recieve a written reply. Then if they tell you don't need building standards approval you have something in writing.

    Don't do the work and wait until you sell to apply for the warrant- the regs are about to get more onerous.
    If you wait 5 years then sell without a warrant (if you need one) as you will have to comply with the new regs
    baldly going on...
