Folks,
i'm thinking of re-tiling my 35 year old roof,for mainly cosmetic reasons as it appears to be sound.
I'm getting a 47% grant for the work from the council.
Question,is there any point in me spending £4000 on a new roof?ie;will it add £4000 to the value of the house if i decideed to sell?

Almost certainly NOT. You'd expect to get the cost of replacing a roof knock off the normal market value of a property if a survey came back saying it was defective and needed replacing - either that or you'd pull out.
Normal market valuation, IMO, includes a serviceable roof and other essential bits that make up a house.
Cosmetic - Daftest reason I've ever heard for re-roofing!! Can you imagine ... just had to buy the place, it had a newly tiled roof!! Don't think so somehow.0 -
A roof is a hygiene factor rather than a motivator - a bad one will put people off but a good one wont make people buy. The new roof will certainly not increase the initial offers to the tune of the repairs. It may however stop people who would otherwise of bid being put off and therefore indirectly may result in you receiving multiple bidders on the property.
Also if you are talking about grants.. always check the T&Cs, you often cant sell or rent out the property within a set timeframe of receiving the grant.All posts made are simply my own opinions and are neither professional advice nor the opinions of my employers

If the roof is in good condition I am surprised that the local council are offering a grant to re-roof it. But if they are then give it some thought.
If it has no undefelt or the felt is old and ripped then a re-roof will add warmth to your property. It will without doubt add value to your property but maybe not as much as you spend.
As posted regarding grants, a condition of a grant is that if you sell within a certain period you have to pay back the money the council gave you. Sometimes its the full amount and sometimes it decreases with each year.
It used to be five years but in our area the council have just increased this to ten years.
If it makes the property more secure and attractive and it makes you feel happy then do it. But if its not broken why fix it!!! If you think its going to need doing in the future anyway then have it done because the council grant might not be available in the future as the council will most probably have no cash left.0 -
no, dont spend £4k !!! - you will add more value if you add an ensuite to a bedroom for that money0
