I went through a similar situation a few months ago only to say I was yet to move into my new home.
The LL wasn't an individual however, they are a huge company that own hundreds of properties throughout the UK so I thought their stance on BR would be black and white as opposed to an individual who could make up their own mind.
I was relieved when the agent handling the letting came back and said the LL was ok about it, At the end of the day they get paid and I had a strong guarantor so it was win-win for them even if I did renege on the agreement.
