Telling landlord about poss bankruptcy

He is coming round on Saturday to cut down some trees in the garden and we are thinking about telling him what we are in the process of doing.

He is a really nice chap and we are hoping he will let us stay, but I just wanted to check that our bankruptcy will not be detrimental to him will it?

By that I mean the fact that we will be registered as bankrupt against this house he owns won't effect his credit ratings anyway will it?

I just want to be able to reassure him that it is ok for us to stay in here and it won't be bad for him.

  • I had my interview with OR recently and she told me they would write to the landlord to let them know. I had told the letting agency previously and the landlord was fine with it as i have always made my rent payments. Im not sure what happens regarding the address but i think the address is linked to you on your credit file but shouldnt impact him on his i think!! Im sure someone will advise better. I always think its better to be upfront and if he does have a problem with it at least you will have more time to sort things. Bankruptcy is a clause in my tenancy agreement which means they would have grounds to terminate it but most landlords dont from what ive read on here.
  • Thanks marmalady! He and his wife are really nice, not sure if it's in the tenancy agreement as can't find our copy! I think you are right about the credit thingy though.

    But he has let us do things and change things that I can remember were in the agreement anyway, they have already told us to do whatever we like to the house to make it easier for us to live in, ie put up shelves and so on, so hoping they will be ok with it.

    Trust me, a long as his rent is paid and you're a good tenant he wont be bothered.

    To eleabarote further on my answer, I am a landlord. I have had good tenants, and I have had BAD tenants.

    You're looking after the house, paying the rent and obvioussly have a good relationship with your LL.

    From a LL point of view this is what matters, also there is the question of refurbing the house when you leave, and then rental voids.

    IF I were still a betting man, I'd throw a fortune on you staying........;)

    As ITBS says I'm sure you'll be fine and it probably would be best coming from you than the OR, that'll show that you aren't trying to hide the fact. Remember when you tell him to say that you will no longer have all that debt around your neck so paying the rent will be even easier than it has been.

  • So he came round and got rid of the big trees as promised hurrah! But we didn't get a chance to speak to him in person so oh called him today and said it might happen, he's not in the least bit bothered, and just said to keep him updated.

    Just hope he doesn't change his mind!!

    That sounds like good news for you.

    Im sure you have done the right thing and you will have peace of mind that you have been honest with your LL and not have to worry he finds out from some-one else.
