If you live in a hotel/B+B (near the new school) for 3 weeks, that would cost a bit, but surely not the end of the world? Your kids start school and you then just move into the new house in 4 weeks time.

So today my sol went ahead with exchange
In answer to your origional topic question.... You cannot pull out, you have exchanged contracts so are legally bound to buy the house.
It sounds to me like you should be asking your Sols WHY they exchanged contracts without having agreed a completion date. Very bad of your Sol IMHO.I love giving home made gifts, which one of my children would you like?

We havent exchanged Jenny, i told my solicitor not to. Also i spoke to the EA first thing this morning an told him that unless we complete at the end of next week i will not be exchanging period! He laughed as if he knew i was calling his bluff but when i added that i would appreciate if he would send me some more proprties to view with the prospect of moving after chritmas he was taken back. he then told me he would contact the vendors and get back to me today.0 -
Good news!!! The vendors have said they will complet on the 11th with is a darn sight better than a month!.0

Mumof5, if I were you, I would speak to the solicitor and say that you want to exchange tomorrow (Friday) for completion next Friday, and they have 24 hours to agree.
In the mean time, look for some rented accomodation in the area. You have a good tenant, so it would be daft to lose them.
Worst case scenario is that the vendor won't complete in 1 week, so you pull out, and rent for 6 months in the area, the kids can start at their new school, and you look for another property to buy. Yes, you'll have to move twice, but at least the kids will get to start at their new school.
Perhaps when the vendor realises you're serious about pulling out, they'll agree to exchange and complete quickly.Should've = Should HAVE (not 'of')

Trying to look at this is a dispassionate way.
You offered on a property in June. The sellers were happy to wait for you to raise the cash for the transaction, which took until the beginning of October. You were advised that the other parties situation had changed. In that there is now a chain.
Without receiving any timescale from your solicitor for exchange or completion. You rearrange your childrens schools within 3 weeks and let out your existing property within 4.
Everything appears to be done at your bequest. You are expecting the other party to dance to your tune as you want to move immediately. Nothing you have posted has any empathy with the sellers who are no doubt trying to arrange their own purchase currently.
You are in great danger of putting the sellers back up. Moving house is stressful at the best of times. So calm down and let the process take its natural course.0
