Should i pull out of sale? I dont know what to do!

i viewed a property in June, we feel in love with it. EA said there is no chain the vendors would move out asap into rented accom. We are cash buyers so everything seemed perfect!
Unfortunatley it took us awhile to get funds from bank, but the vendors where patient as they were in no rush. 3 weeks ago we visited ourr solicitor and we were already to exchange. Our sol said she would contact vendors sol and get a completion date. there soll said things had changed there was now a related protery involved (aparently the vendors changed there mind and went and put offer in on another house). I spoke to the EA and asked him how this would affect our sale. He reassured me that it wouldnt as the vendors would still move out into rented accomadtion or stay with freinds. Phew sigh of relief.
i therefore proceeded in getting places for my 5 children at the local schools in area. They all had there final day at schools on friday. Our house is all packed up and we're ready to go, we also have tenants moving into our property end of next week. yipppeee.
all last week my sol has been trying to get a compeltion date from tthe vendors. Today i rang the EA and said i didnt understand why they are not coming back to u with a date. He said things have changed and that they would not be able to complete for another 28 days.
OMG i criedddddd. my kids have been taken out of school on the EAS saying that they were ready to leaveeee. Tenants are ready to move into our house NEXT week!.
Now i dont know what to do. my sols said they are being completely unreasonable.
any one got any siggs i would really appreciate it.

Have you exchanged yet??? If not then the completion date isn't fixed .... EA will say anything to keep you interested!!0

Unfortunately you have removed your children from school, packed up and rented out your house without having a completion date. I don't think there is anything you can do

Has a tenancy agreement been signed with the people who are moving into your house next week? If so I'm afraid you will have to move or pay for them to have alternative accommodation. Have you exchanged contracts on the new house?Declutterbug-in-progress.⭐️⭐️⭐️ ⭐️⭐️0

Are your vendors completely aware of your situation? (tenants moving in, kids starting school). I must say though I would always try to bank on a period of three to four weeks between exchange and completion so that irrevocable steps like letting the property or arranging childrens' schooling are not taken before exchange and some certainty on the transaction.0

What I will say is if you love the house why would you pull out? are you doing it to teach the vendors a lesson or because you just dont want the house? if you love the house dont cut off your nose to spite your face, as if you want to go into buying another house you will not get moved any quicker.
Your sol should have advised you that until exchange had happened you should not book anything, because you do not have a binding contract until you have exchanged.
I wish I could give you advice on what you can do, If your contract to rent your house out is signed and sealed you are going to have to ask your tennants if there is anychance they would be able to postpone moving?
You will also need to get your solicitor to contact their solicitor and offer a deadline for exchange with a compleation date.
Also with the schools if you explain what has happened the schools will be happy to hold the places for you although they may ask to see a copy of your convayencing.

all last week the vendors were busting for an exchange date, we said ASAP. my sol refused to exchange with out a completion date and they wouldnt give us one. So today my sol went ahead with exchange to be told the vendors want to complete in 28 days time. a month!. This would all be okay with me but for 4 weeks they have been saying they will move out quickly after the exchagne date the EA ocnfirmed this with me saying they would need about 4 days to vacate. so when we got told 28 days i was godbsmacked. Maybe im naive but why would they blatanlty lie like that?0

i hear what your sying travelchcik but i feel like im being treated unreasonably. and i wouldnt want to pull out of the sale. but i guess i just dont like being bullied and lied to. maybe it smy own fault for believing these people in the first place.0

and i guess the schools would hold there places but its more than that. any one with kids knows what an emotional time moving is for them. my kids have all said there goodbyes at their schools, recieved gifts got upset etc... how can i expect them to go BACK to the same schools now. i feel awful:(0

i think the way the EA for the vendors has behaved is absolutely disgusting! He has been hassling me for months. and ive been rushing around trying to get things done pronto cause i didnt want to let anyone down. Then when i get it all arranged for the exchange they decided to move the goalposts. and not once has he apologised, no human decency in his bones at all.0

if your sol already exchanged with 28 days notice to vacate then you are stumped :-(
Im sorry to say however I would question why your sol went ahead with the exchange on that basis, if you told them this was fine without a compleation date then sadly there is nothing you can do.
Your EA is correct they would only need 4 days to vacate but they may well now be waiting for something at teh other end?
Not to defend EA as I was one BUT the legalitys falls down to the sol the estate agent will get told by the vendors that we can move in 4 days so the ea tells the buyers that everyone is happy. the vendors then tell their sol they want 28 days the EA has no say in this.
Buyers are the same.
If you have already exchanged and your sellers are ready sooner you can move your compleation date forward as much as you want with no fines, but if it goes after that date then you can bill the sellers.
I would appeal to their better nature and hope that they can be ready sooner that the current 28 days, if you are on friendly terms give them a quick call and let them know that you will be happy to compleat earlier if they can possibly do it. BUT keep it carm and fiendly (as hard as it will be) maybe that will help but leave the fighting to the solicitors
