    Well done you. When son bought his he got it about 45% less than the price it was previously sold for in 2006. I was worried because Id read about the prices due to be dropping like a stone, but in fact 10 months later and the prices are actually higher in his area than when he bought.

    Your flat sounds same as his, wrap round balcony (end flat) with Thames view, en suite in one of the bedrooms which is very nice as he has a lodger who uses the other bathroom. And the bedrooms are both good double sizes.

    Good buys for both of you :)

    its fairly rare to see timers on electric immersion heaters.

    The timer on sons is just for the heating.

    I think the only time we had a timer on the immersion was when we lived in the wilds and had economy 7.

    Thanks, i really am over the moon with it! Thankfully i have a timer on the remote for the heating , need to get instructions on how to use it!

    After reading this thread i won't bother with the hot water tank.:j
