Is it fair to ask for a deposit for building work?

    I have no problem with the theory of paying a deposit on works, but I think £1k on a job that big is far too much. I paid a 10% deposit when I had a small extension built which seemed fine to me, (and it came to less than £1k) but to give getting on for 30% to someone well in advance seems very risky to me.

    I don't think you should have to pay upfront for the materials. He should be able to get them on trade terms - 30 days is usual, so he shouldn't have to pay up-front for your goods. Anyway if that's what he wants the money for then he should be explaining that to you, not calling it "a deposit".

    I certainly think if someone is being snitty with you over the whole thing it makes sense to walk away and get some other quotes. There's no point getting someone in who you don't feel comfortable with. There are plenty of nice builders and plumbers out there - employ one of those!

    Yes you should be disappointed. 30% on Day 1 is more than reasonable. If he is using it to fund the purchase of the bigger elements then he can easily get next day delivery via a merchant even if he has to pay for it then and there. He won't need shower tray, enclosure etc until several days into the mission anyhow. Right now I don't think you can you can't go with him anyway excpt at risk. Theres mistrust now on both sides. Starting sometime in December is a bit risky anyway - too close to Xmas if there are serious problems.
