does this only cover back to a certain date? the one I am interested in doesn't seem to appear here on houseprices.co.uk?

Back to 2000 I think, which would imply they bought it AGES ago, and perhaps have a fair bit of equity and are in no hurry to sell.

No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)

Then why not just ask to view the loft area ?

I've always taken a look just to ascertain storage area etc.

Yes - just ask for access to the place to inspect structure etc. Presumably if you're doing the inspection you won't be waiting round for report etc!

Prospective buyers ask all kinds of things (for example, long visits to measure up for furniture...testing out colour swatches...) Asking to look at structure seems reasonable.

Unfortunatley that was my conclusion as well. Ah well, on with the game! OH has decided I am not to be climbing ladders and has made appointment to go tomorrow with his boss to have a look. They only work 3 miles from house, so off in their lunchbreak.

I would hope that asking to see the structure is reasonable, given how much we are looking to spend! And how much it will cost to put right if there is a problem. Although there definitley is a problem, it's just question of scale now...

Thanks! found it - but it says detached, which is is not - it's a semi.

And boy, do they have equity in it! At least that puts the ball back in my court maybe? Knowing that they are not going to be in negative equity, although I guess i have no way of knowing if there are other loans secured against it.

The vendors may have remortgaged, don't assume there is as much equity as it might forst appear.

If they say no, you just re-adjust according to how much you really want it.
