    this comes down to a matter of principal now as the neighbour has totally ignored all my special delivery invoices sent.

    If you start to take some sort of action so that his sale may be hampered, you've got to ask yourself 'is it worth it'.
    All that's going to happen is, he's going to be living there a bit longer.
    Better to bite the bullet and hope you get nicer neighbours sooner rather than later.

    Hi, i wish i could. I've forked out over £700 for a top quality job done. I cannot afford to let this one go, financially or morally. Why should I let them 'get away with it'?

    Have the neighbours seen the bill for the fencing ? Or are they expected to take your word for it ?
    As you'll only be £350 out of pocket, it may be worth taking the hit and learning from the experience. Bear in mind that the house may only be sold STC and if the sale falls through the neighbours may decide to stay. If they're still there when you decide to sell you'll have to declare any neighbour disputes.

    Yes 6 months ago hand delivered and sent by special delivery. In fact they offered to pay the bill in full & we offered to go halfs. I hear what you are saying about 'learning from the experience'. It really grates when people completely change from nice to nasty over a bill

    When i first started on the cabs i had a fare go into a house one night without paying, i got onto the police and by the time it was all sorted i'd wasted two hours.
    One of the older drivers told me, next time that happens throw a brick through the window and drive away. You're not getting your money but you feel better.
    So all i can suggest 'Havefaith' is slash the tyres on his car, ....
    ... but then he may break your windows.

    When I bought my flat, I couldn't complete until the owner had paid a bill to the neighbour for repairs to a drain, that the owner had orginally agreed to pay. He refused to pay and thought that he would just sell and it would be my problem. However my solicitor would not allow completion until the issue was resolved. How about finding out buyers solicitor or informing the EA there is a disputed bill. Lost of the house sale 'may' assist you neighbour to remember his agreement with you!
