Hi there any advice gratefully received, last time we sold/bought a house HIPs were not about, Estate Agents are quoting £355 via them but have heard that Fridays do them for £189. Has anyone used them please? were they ok? how long did they take to complete the HIP. Many thanks

    I've used them (am using them for conveyancing as well), they were very fast. Took about 10 days for complete HIP. 2 days fr marketable, but that was because they used the EPC from my expired previous HIP.

    Took about 10 days for complete HIP.

    You can't judge a HIP provider by how quickly they did someone else's HIP unless it is in the same local authority area.

    Some Councils enable searches to be done in 2-3 days, others can take over a month. Most HIPS have personal searches but the issue is how quickly the Council allow the search agents access to obtain the information. If they severely ration access then searches can be slower and that slows down the time it takes for a HIP to be completed.

    As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.
  • Thankyou, like I said we are total novices at this. We Are In East Anglia hopefully the Council will be obliging!
  • I didn't have such a great experience with Fridays. You have to arrange a callback to start with. Then try to upsell you for the conveyancing service. You can still buy the HIP at the price quoted on the website but they told me it could take more than a month to arrive. The advantage of taking their conveyancing was that they would quickly turn around a mini HIP which in reality is all you need to start marketing your property.

    In the end I went with HIP-Save which was just a few quid more but they turned around the mini HIP in just a couple of days.
  • i used myhiphome to sell mine who were good and everything there to help sell my house in the summer. Steer clear of most of the agents deals....they are either taking a commision on the hip or some offer "free hip"which is a false economy as they just load the commision percentage and is harder to bargain down.
  • Yep I used them they were actualy very good. The guy I spoke to in thier HiP team new his stuff and saved me the cost of the epc as I had been renting the property no one else I spoke to bothered to ask.

    I got my marketable hip in 4 days. I'm still waiting for the full hip but thats down to my local authority. They think it will ready in another week as the LA are slow.
    I'm using the conveyancing and have already spoken to my lawer she was really nice and providing my offer goes through should be moved before Christmas

    My firm, and I am a solicitor, do the HIP for that. WE are well established so we are not going anywehere in the unlikely event of a complaint.

    These are the steps we take:

    1. we take your instrcutions on the phone for the PIQ
    2. we instantly get your title from the Land Registry website
    3. we take a debit/credit card
    4. we have our EPC chap come out same or next day - basically when you want him to.

    Done. Searches follow in 28 days, as does unregistered title, but the main thing is that the above 4 mandatory points are done before legal marketing can take place usually 48hours.

    You call, and it is that fast. Solicitor prepared, so we know what we are looking at. Trusted EPC chaps, none of whom cut and paste and make up false ones, no HIP with the wrong searches in etc...we have heard the horror stories of cheap HIPs.
