Just completed and discovered loft conversion

    When ever part b of the building regs was revised april 2006 I think.

    It was decided that reliance on rescue from outside was not acceptable and that a fire safe passage should be the approved method.

    Why are loft conversions so expensive at £10,000? Staircases are about £700; where specifically does the rest of the cost come from?

    £10K???? as a builder I would struggle to do a loft conversion on my own 2 bed victorian terace for that.
    A basic staircase can cost a lot less than £700 but it's not always possible to fit a basic standard staircase within the constraints of the existing building, I would expect a staircase to be between £800 and £1500+ VAT for an average conversion.


    Then as has been said you have structural steels usually at the eaves to take the floor and at the ridge if creating a dormer.

    Modifications to the roof and rooflights, windows , fire doors, general structure, possible modifications to the structure of the house to comply with fire regs.
    Before you even think of plumbing, electrics, plastering , external finishes etc

    Here in Oxford I would charge closer to £35K for a conversion to a victorian terrace with an en-suite, excluding any tiling or sanitaryware

    About £10K for materials (and that includes carpets and decorations etc).
    Fees of about £2,200, That's for the BCO, Architect, Roofer, and about five skips.
    The boiler replacement cost about £1,250 all in (including a few tools)
    Total spend on other tools and consumables is about £1,200 although they are not such a direct cost since I still have the tools!
