to maintain family harmony, pay £200 for a valuation survey and abide by whatever it says. if you do not wish to buy at that price, let him sell to someone else.

New house. Bigger mortgage. MFWB after I have my buffer cash in place.
  • i think the cheap valuations just state whether it is worth what you are paying doesnt it. never seen one that says it is worth more...

how else would you suggest you arrive at a fair value tho?

see what one of those 'we guarantee to buy it' places will offer, but they will want a fee paid...

They do sometimes downvalue places, though: if they don't think it is worth the price the bank is valuing it at for mortgage purposes, they will say so. You could say that you think that X is the market value - and ask the surveyor's opinion.

Surely you'll need a valuation survey for mortgage anyway - if you've found a bank that will accept EA estimate as a property's value, I'm sure lots of people here would love to know who it is :D - so I think you'll need a valuation survey whatever happens. Why not agree with the relative to pay the price it's valued at, minus a certain percentage (fair, and mutually agreed) for saving them fees and hassle.

why should you be allowed to "test the house" - no other vendors can ? If you dont like it , you will have seriously inconvenienced an old sick man by delaying his sale

make a decision and stick by it - if you dontlike the area, dont buy the house.

if you buy the house - give him a fair price now and be done with it

the stress of him not knowing will make his illness worse

your explanation does not endear you any more to me
