Tenant left without paying the rent & trashed the flat

    if they aren't working, and if you dont have working parents who have signed a legally binding guarantors form, then write it off, clean up the house, employ an agent to find you better tenants in the future, and start doing some more research as to how to do things better in the future
  • Hi, thanks for the advice... I got my deposit back.
    I have not joined the landlords association yet. I will do this asap...
    I have contents insurance that does not cover the damage to the furniture.
    I have also spent £150 getting the placed cleaned and another £120 getting it re-painted, plus the damages and missing rent - about £1000 - is it worth pursing?

    Is it worth pursuing? One question for you first: Have there been a load of letters from debt collectors chasing these people for other debts?

    So you did protect the deposit?

    I dunno, a grand aint that much in the scheme of things. Maybe sell the debt to an agency, along with the parents details? Otherwise just call the parents, explain the situation and see what they say. If they tell you to do one, then I'm afraid there isn't much you can do.

    If they were just on contracts, did they not need a gaurantor? A credit check? Bank account details? Anything? Did you let this yourself, or use an agency?

    Hang on, £500 in damages not including the missing rent and it isn't covered by either contents or landlord insurance?

    What kind of damage did they cause
    It's not easy having a good time. Even smiling makes my face ache.
  • clutton gives good advice. Fix it and learn from the experience.

    I had a similar problem a few years ago. I put the rent up for the next tenants and have recovered my losses. I kept checking the electoral roll and now know where they live. However, it has been 3 years and I've chilled a bit but they are at the top my special list. Well, second top - just after my first wife.
