Leaving Estate Agent

Options
We have our property up for sale and it turns out that friend's friend would be interested in buying it. Obviously we didn't get any help from the estate agent in this case and when we know more how serious she is, we would like to leave our agent and thus avoid paying the fees. Is there any risks in this? We still have a couple of weeks left before the contract ends with the estate agent, so we'd wait until then. We are still considering keeping our solicitor, which we got through the estate agent. If for some reason the sale falls through, we wouldn't mind going back to the same agent. We still haven't paid for our HIP though, would there be any problems with that? Also, is it possible to renegotiate the estate agent's fees after signing the contract with them?
