Renting / Harrassment / Trespass

My LL recently gave the agents a list of perceived problems with this house. (Seperate issue)

From the list it is 100% certain that someone (not LL - abroad) came onto the property to see / check / look. All = list as above. 100% because 4 of the 5 points cannot be seen from the lane in which we live / cannot be seen from any neighbours house or gardens / some were so minor that the 'person' must have been close up. (eg 1 tile broken from the 60 + on front step.
So either uninvited / or a legit workman spotted damage and reported back to LL.

For some problems LL is asking for damage money.

What can I do reference the uninvited / or a legit workman

    CCTV outside to record who visits?
    Expensive and you have to ask permission.

    Until you leave he can't ask for money. You have time to put right any repairs - and the rest have to match up (or not) against detailed signed inventory.

    The deposit is like an insurance for the LL - just in case you owe rent/damages etc which you haven't paid.

    You can't not pay your rent just because the LL has a deposit. Similarly you can't not pay for damage just because of the deposit. Of course, the LL has to prove you caused the damage. He can't just send you a bill....

    Have you written to the letting agent and asked for further information about the alleged damage and neighbourly dispute as advised on your other thread yet? You might find out who was on the property, and therefore if they were trespassing. You can't do anything until you have found out who was there and when.

    Yes if you've done damage that can be proved by an inventory you should put it right. If you don't they can take it out of the deposit using the appropriate scheme rules which give you a right to appeal.
    In most cases putting the damage right yourself (if you did it, and if not report when it happened to the landlord/LA - get police log numbers for reporting vandalism etc) is easier and less hassle than landlord doing it and taking money from your deposit. Not always though.
