I finally completed on the purchase of my flat today.
This was going to be an interesting moment because the property deeds show a garage, but the EA has never mentioned this, so I assume that the vendors never mentioned it either.

When I went to collect the keys, the EA said "you got yourself a good price on that flat". She's been very good throughout the buying process, as has the solicitor.

I noticed that the keys had what looked like a garage door key, so I thought I'd go and try them out.

At the flat then no keys worked in the garage door. I went to have another look around and it was as I remembered it - in need of clean and a paint, but nothing more.

I phoned up the EA to ask about the garage door keys, explaining that they were on the deeds and she was momentarily suprised and then said "I didn't know it had a garage, you have done well on the price with that then.".
Anyway, very helpfully, she's going to contact the vendors and try to sort a key out for it.

So, things are moving on. I'm going to choose some colours and get the painting supplies ready for a weekend work party.

I've got to trace the electricity supplier and sort the phone line out now.

Just to pee on your parade, 90% of the work in painting is in preparation - you should be investing in a lot of sandpaper before to take to any of the woodwork if you don't want it to look awful! Also, painting parties = BAD idea if you want it to look any good.

Do it slowly and methodically and you'll have something to be really proud of.

Not a problem, I've done loads of building work in the past and I know the score.
By "party" I meant "work party", not drinking beer and slapping paint on!
I've got a friend of mine who I've helped do loads of work on house, so he'll be up for it.

I find it strange that the EA didn't know there was a garage. surely he would be marketing the fact that it comes with a garage.

I wonder if the vendor had made an arangement with anothe flat owner for them to have use of the garage. I would have thought your solicitor would have queried this with the vendor's solicitor.

The EA didn't market it because the vendor didn't tell the EA about it.
The garage is outlined in the property deeds and on the land registry plans. The solicitor confirmed that for me.

I'm starting to enjoy myself now.
I've got a massive list of jobs to do and I do whatever I can be bothered with each evening.
Today I decided to look in the post box and found a wonderful woodlice colony. The box was completed packed, so much so that the lid didn't shut, so it was all damp and mouldy too.

I took it home and I've just been through it all.

Highlights were several hysterical letters from the TV licensing people demanding payment, several Severn Trent letters demanding payment, a few NPower letters demanding payment and loads of junk mail. Oh, and three letters for me.
