Hi,
We are looking to sell our current 3 bedroom mid-terrace house but I have one rather major issue. We have had problems with one of our nieghbours for a few years now and despite complaints to the housing association nothing seems to have changed. Now there children are getting older we won't to move and get away from it all, but I am worried about what we need to declare on the contracts when we sell?
Any advice would be great.

You will need to declaire it is a housing asoc house. But as fair as I am aware you do not need to list any problems you have had with them.
If the people viewing your house ask about the neighbors you have to be honest and explain the situation. But if they dont ask then I wouldnt mention it.Starting Mortgage of £133,000 in DecWish me luckTarget £120,000 by 12/12/120 -

There is such a question in the Seller's Information Pack, which you have to answer and sign, and which I believe becomes incorporated by association into the eventual contract.0

Just another quick question, when we have complained in the past we have been told it is a 'Clash of Lifestyles' would this be a sufficient answer to put on the form?0 -
There will be questions about neighbour disputes, and if you have made formal complaints to the housing association you will have to report that in your response.0

If you put clash of lifestyles, I would imagine the buyers solicitor will want to know exactly what that means. I would have thought it better to say clash of personalities.0 -
Your solicitor is best placed to give you advice on the correct wording. We lived between two horrible neighbours before and the house attached to us was a housing association property.
The wording was done by the solicitor and then the sister of the lady six doors up bought the house and said she knew our neighbours of old and they'd be no problem! I suspect their yappy little dog - often a bone of contention between us - may have been eaten by her frightening dog! The postman (same at her old house and our house) said straight away she would have to put a box at the end of the drive as he wasn't coming near her dog!0 -
I agree with m_13 in that you'd be best getting advice from your Solicitor in terms of wording. You do need to declare this on your HIP plus perhaps on a questionnaire sent to you by your solicitor so getting the wording right is really important. Shouldn't be a major issue if done properly. I too am selling my house at the moment and have had 'issues' with our neighbour running a business from his property, so have had to be careful about what I have written. When we all being well move, I'll tread very carefully when it comes to complaints in the future to avoid getting stressed about what to declare in my HIP!! Good luck with it and I hope you move on the pastures new very soon.0

You might want to look at HIP prices as you'll need this before you market your property. You shouldn't have to pay more than £205 so shop around and don't use your Estate Agent unless they can do it for around this price. Hip4u are supposed to be good.0
