im a landlord, a simple telephone call to say you appreciated the fact he/she replaced the bathroom would go a long way especiallyas he/she wont be expecting it.
will probably delay upping the rent in the future as a result, but i doubt iti buy houses ........... any condition.0 -
Maybe I'm a bitter, twisted cynical renter
, but I don't see why a tenant should thank a landlord (in terms of wine, chocs and cards) when the landlord maintains what is essentially their investment. By all means drop into a conversation that you're grateful that something's been replaced, but to me giving the landlord a box of chocs just seems a bit odd - ultimately the bathroom hasn't really been replaced for your benefit, has it? 0 -
I am a LL, and to be honest just a simple note or email would be acceptable (and appreciated). And no, not all LLs increase the rent if improvements are done. My tenants have been in for almost 2 years, and although I have had carried out all necessary work (and anything asked for) by my excellent tradesmen, I have not increased the rent. Mind you, I have not decreased it either - it is now at or slightly below market rate, but they are proving to be good tenants, after a shaky start, and therefore I will not increase it in the future unless market rates go considerably higher so that is becomes a joke.
So not all LLs are the greedy villains that we are sometimes portrayed to be

We used to leave our very nice landlord a gift at christmas time- and when we moved out as well. I don't think it is that strange as a good will gesture. I think we got a box of xmas chocolates too. Obviously depends on your relationship with your landlord though.
He was very fair with deposit deductions as only deducted what was actually broken (and possibly he could have taken more off). Only complaint is that he made a fuss about replacing the oven which did not work (but think that was his wife getting involved)0 -

in my student accomodation the landlord bought us 3 crates of beer and 6 bottles of wine for christmas! Between 4 people that ended up being a good weekend

I'd say the best thank you for a landlord is to be a considerate and above and beyond the call tenant, pay the rent on time, make sure post that he needs to see gets to him and leave the property nicely in due course.
As a landlord I agree with this.
To the OP, he may have replaced the bathroom while you were a tenant, but near in mind its his bathroom and he was professionally advised to take that action.
To be honest I don't really see that he's done you any great favour at all.0 -

I do realise that the bathroom replacement was necessary and in the long term it was the landlord's investment. But it's me for will be benefitting from it for as long as I remain his tenant. So I felt obliged to acknowledge that.0
