So are you saying that there's no actual expiry date on the report, and the 'expiry' is merely your lender's reluctance to accept a valuation more than 12 weeks old?0

It's our lender that is stipulating the validation within 12 weeks as there isn't any legislation that imposes a time period for the report.
Having read back, I haven't made that clear in my posts! Sorry! Just highlighting that even with the report the lenders can make up their own rules.0 -
As far as I know there is no expiry.
I recently had to get a home report done on my mother's house to put it on the market. I save over £200 by finding a surveyor myself. I searched on a website, can't remember the name of it and found a local surveyor who did it for about £270 from memory. This was based on value under £100k, any higher the price went up.0 -

So how does the buyer get a copy? Do you mail it out? Do you e-mail it to the buyer?
Or did you provide it to your agent as a word doc or pdf for them to distribute?0 -
