    So are you saying that there's no actual expiry date on the report, and the 'expiry' is merely your lender's reluctance to accept a valuation more than 12 weeks old?

    It's our lender that is stipulating the validation within 12 weeks as there isn't any legislation that imposes a time period for the report.

    Having read back, I haven't made that clear in my posts! Sorry! Just highlighting that even with the report the lenders can make up their own rules.
  • As far as I know there is no expiry.

    I recently had to get a home report done on my mother's house to put it on the market. I save over £200 by finding a surveyor myself. I searched on a website, can't remember the name of it and found a local surveyor who did it for about £270 from memory. This was based on value under £100k, any higher the price went up.

    So how does the buyer get a copy? Do you mail it out? Do you e-mail it to the buyer?

    Or did you provide it to your agent as a word doc or pdf for them to distribute?

    You put your house on the market, if people are interested, they ask for the HR, and you or your agent supply it to them. That's it. Not much to 'get the most out of'.
