Sold properties on rightmove

This may be a silly question but...

I'm getting really disheartened when ringing EAs to ask about properties only to hear they've 'just been sold'. Is it right that they have to be kept on websites until the sale has completed? A house that I offered on, (offer rejected) last week has suddenly appeared on rightmove after I'd been told the vendors had accepted another offer.

    If a house has re-appeared then I'd call the agent in case the agreed sale fell through...

    Whenever I've bought, I've made my offer subject to the house coming off the market, and insisted on it being taken down as soon as I've instructed a solicitor. But a lot of buyers don't seem to bother with that and EAs seem to be a bit slow sometimes getting the listings updated...

    Rightmove always seems to take a few days to update.

    Just as bad...on the EA's websites they keep all the under offer/sstc are still there.. surely the buyer wants it off the market asap!!

    We offered on a house 10 days ago and it was accepted. 9 days ago it was fully removed from Rightmove - not even under SSTC.

    Most estate agents do this on purpose. They do it so they can get your contact details. And to try to sell you some other property they have or will have on their books in the future.

    We bought a house, fixed price last week, and it's still on the website with a tiny little corner saying sale agreed. We drove past today and they've put the Sold sign up. We're still waiting on their formal acceptance being sent to our solicitor so I'm getting a bit tetchy!!! Hope they don't sell it to someone else!!!
  • My house sold back in late July. It's all signed and sealed and I'm moving in 3 weeks but it's still on Rightmove. It seems to come down to the estate agent. My ea likes to have their sold properties displayed on Rightmove for as long as possible because it makes them look very successful with 'Sold' over all their ads. The house I bought was removed from Rightmove within a couple of weeks.

    The EA has, say, 20 properties advertised. They get offers on 18 of them all in one go. Unlikely, but....

    If they take the 18 off websites whilst they're Under Offer/Subject to Contract etc., there's only 2 left that will lead people to phone them.

    If they leave them on the websites, even if they are SSTC, they'll get more calls, and they get 20 properties' worth of people phoning that they can try and sell the last two to.

    Having said that, if you're buying then you want EAs to have your contact details. You want to be called when a new property comes in before it hits Rightmove.

    All the local EAs know exactly what we want, how keen we are to move and what a good position we're in (currently renting on one month's notice, finances sorted, looking for fairly large family house). I call each one every couple of weeks for a chat and to see if they've got any new leads on houses for us. Build up a relationship and you'll be the first call.

    In our area, good houses are selling before even getting to Rightmove due to the shortage of supply.
